【精打細算】無痛換屋必看 掌握重購退稅聰明省荷包

房市真的很燙!今年前4月全台建物買賣移轉棟數逾11萬棟,是近13年來次高、僅次於2022年。置產族全力衝刺、積極進場,其中不乏換屋族,只是開心換屋後,還得面對複雜的稅賦問題,尤其是房地合一稅和土地增值稅負擔重,不過,如果符合自住相關條件,繳出去的稅費都可以退還給民眾。

「女兒要上幼稚園了,兩房空間不夠用,和老公討論後決定要換大房子。」34歲的郭小姐在舊家看到散落一地的玩具,連走路都要小心翼翼,當時就下定決心要換空間更大的房子,「房價一直漲,就算是換屋也得拉高總價,加上手頭沒有多餘資金,只能先賣掉舊家才湊得出新家的頭期款,申辦新青安房貸,也不會受限第二屋而卡住利率、成數。」郭小姐評估後,打算「先賣後買」,減輕財務負擔。

郭小姐的桃園舊宅,是2021年4月以總價1,300萬元買進,隔年8月1,600萬元賣出,獲利300萬元,「完成過戶當天,代書就催我趕快繳付房地合一稅135萬元。」原來房地合一稅2.0規定,持有舊屋時間「2年以內」,需繳交獲利金額的45%稅金,算起來就是135萬元(300萬元×45%)。

2年內買賣 享重購退稅

同年底,郭小姐以2,820萬元買下板橋新宅入住,「售屋獲利300萬元扣掉房地合一稅135萬元,能放回口袋的只剩165萬元,這還不包括其他瑣碎的稅費和行政費用。」郭小姐以為賣屋獲利繳掉相關稅費後僅剩約一半,但其實換屋族只要符合自住條件,繳出去的房地合一稅是可以退還的。
