卡關頭款「離交屋剩1年」要拚?專家秒提醒1事:還有一連串

都存錢準備買房了,卻沒想到價格遠超預算!有網友表示,和伴侶看中一間預售屋,格局與建材都是雙方喜歡的,不過售價卻遠遠超出預算,總價約1500萬元,目前只存到一半頭期款,距離明年底交屋僅剩一年,讓他苦惱到底該拚還是該放棄。對此,信義房屋專家只提醒,除了頭期款之外,還有一連串支出,若硬撐著買,壓力反而更大。

原PO在「買房知識家」表示,最近看了一間預售屋,售價遠超兩人預算,但設計及用料都符合期待,目前手上已有一半頭期,還差另一半,「剩一年需湊齊另外一半的頭期,想請問各位…會堅持去拚那一半的頭期還是放棄呢?」

貼文引發討論,不少網友紛紛勸退,「遠遠超過……會不會有一點危險」、「既然是『遠遠』超出,就放棄吧~」、「強摘的果子不會甜」、「拚到頭期但後續的房貸壓力才更可怕吧」、「買了這間房,最後因為錢的事情煩惱或是跟另一半開始爭吵,那我就覺得不值得。」

也有網友站在另一個角度回應,「拚得到就拚啊,大部分的人都是因為拚不到頭期」、「我怎麼覺得如果一年可以存一半的頭期款,房貸繳起來很輕鬆」、「能拚到當然最好,早買早享受,一般是交屋前半年就開始對保。」

還有網友提醒現實層面,「銀行貸款政策一直改變,個人覺得至少先存到頭期款再買」、「頭期款300萬+30(過戶費、預收管理費…)」、「不要硬買,拚不過,違約就連原本頭期款都賠掉」、「買房是提升生活品質,不是硬撐」,「邊找邊湊,房子遲早要買,但沒有一定要買這間。」

對此,信義房屋不動產企研室專案經理曾敬德提醒,購屋不該只是「能不能湊齊頭期款」的單一問題,更要全面考量未來的現金流與生活品質。他指出,除了頭期款之外,還要考慮裝潢、家具、管理費等一連串支出,若硬撐著買,未來生活壓力反而更大,可以好好評估一番再決定。
