房價本來2500萬!建商突「加價100萬」折抵裝潢費 內行曝可能原因

一名網友發文透露,他最近看中一間房子,本來總價是2500萬元,但建商後來卻要改為2600萬元,然後裝潢費之後再折抵100萬元,因此他就想知道,這樣對買家來說會有什麼影響嗎?對此,信義房屋專家認為,應該是還好,同時點出建商這麼做的可能原因。

有網友在Dcard上,以「建商送裝潢變相折價對購屋者有什麼影響」為標題發文,提到他是首購族,最近看到一間不錯的新成屋,並在討論過後,講好總價是2500萬元。不過,他在付了10萬元之後,建商卻說怕實價登錄後,無法向其他客戶交代,所以總價要改為2600萬元,然後裝潢費會折抵100萬元。

原PO心想,單就錢的部分來說,應該是沒有什麼關係,但這樣做的話,是合法的嗎?對買家來說,會不會有什麼其他的影響?

貼文曝光後,底下網友紛紛回應,「建商覺得『市價』100萬,但你不一定覺得有到100萬,不如讓建商幫你付你找的裝潢公司的費用,但我不知道可不可行」、「我自己是跟建商說,我要家電,不要裝潢,然後建商給我廠商的提貨券讓我自己選喜歡的家電」、「影響就是你房子沒有那個價值但實登卻有,到時候賣的時候可能裝潢的錢全部賠進去都不夠,就算不賣,到時也只能看別人漲」。

對此,信義房屋不動產企研室專案經理曾敬德認為,對買家的影響應該是「還好」,就是雙方自己的約定。至於建商為何要這麼做?他推測建商之前可能有賣出其他間,假設賣給其他人2600萬元,賣給原PO的價格卻是2500萬元,「到時候被人家發現,怕有人抱怨」,因此才會提出這個方式。
