高股息ETF動輒8%還買房嗎? 專家教「存股換房」最高勝率打法

高股息ETF動輒7~8%殖利率,不少人開始懷疑,是否還有必要背房貸買房?最新一集《地產詹哥老實說》邀請《CWC財商講堂》主理人C大、馨傳不動產智庫執行長何世昌,從報酬、風險、現金流角度,解析「買房VS買股」的真實差異。

C大指出:「房地產屬於低波動資產,長期走勢相對穩定,但資金流動性差;股票與ETF波動大,短期可能大賺或大賠,關鍵不在報酬率,而在投資人是否撐得住。」他坦言:「股票若遇到市場低點被迫出場,再高的長期報酬概念都派不上用場。」

何世昌則表示:「從長期複利來看,股票報酬率確實高於房地產,以過去30年數據來看,房市年均漲幅約5%、股票長期複利可達10%左右。」

但何世昌提醒:「前提是你要買對,而且撐得住!」他表示:「目前約有6成個股仍在年線以下,若沒跟上主流產業,即使投資ETF也不一定穩賺。」他說:「相較之下,房市方向相對明確,適合風險承受度較低的人。」

談到投資心理,兩人認為買房具有「強迫儲蓄」效果,房貸繳款讓人不敢亂花錢。而股票流動性過高,反而容易因情緒操作而提早賣出,他們說:「是否適合,端看個人紀律。」

對於年輕人如何起步,何世昌分享自身經驗,「早期先存股累積頭期款,再買預售屋鎖房價。」他指出:「預售屋頭期款約15%,工程期3~5年,期間仍可持續投資股票,兼顧彈性與資金效率。」

在買房策略上,何世昌建議「一二三換屋法」,「從1房起步、先求有再求好,小坪數總價低、漲幅往往更有彈性,等資產放大後再換2房、3房,比一開始硬撐一步到位更務實。」

至於房貸增貸買ETF的槓桿操作,C大提醒:「數學算得過不代表風險可控,利率與股市波動都可能讓現金流失衡,並不適合一般人模仿。」

兩位專家一致認為:「買房或買股沒有標準答案,真正重要的是對工具的理解、穩定的現金流,以及能否承受波動風險。」
