現在買房是撿便宜還是撿刀? 專家:4個致命風險正在發酵

房市交易急凍,價格卻遲遲不動!3月預售屋交易量年減逾4成,Q1移轉棟數創1999年以來同期第三低,但房價卻是鐵板一塊。最新一集《地產詹哥老實說》邀請房市趨勢專家李同榮,他指出,房價並非不跌,而是處在「僵持期」,背後隱含多項系統性風險,最快下半年就可能出現突破。

房市正面臨四個階段性的壓力。李同榮指出:「第一是提前認賠的投資與紅單客消失,過去能平轉、獲利了結,如今價格鬆動、賺不到錢,解約量體開始上升。」

李同榮接著表示:「第二是交易量持續緊縮;第三則是交屋潮來臨,建商餘屋逐漸累積。第四個、也是市場最關鍵的風險,將是資金斷鏈,恐衝擊中小型建商,甚至出現零星倒閉或爛尾樓。」

至於房價為何撐住?李同榮直言,建商「口袋深」是主因。他表示:「多數建商仍有能力承受短期銷售停滯,不願輕易降價,加上央行政策未鬆綁,形成價格與政策雙方僵持的局面,結果就是量縮價撐。」不過,他也強調:「撐的不是永遠。」

從市場實況來看,預售屋表面維持平盤,但實際已透過送裝潢、折讓車位等方式,變相讓利約5%。而去年下半年起,交屋量放大,上市建商存貨增加,李同榮指出:「這情況已迫使部分中南部建商開始調降價格,甚至出現解約重來、重訂價格的作法,顯示市場開始鬆動。」

區域表現也出現分化。李同榮指出:「過去漲幅最大的地區,往往也是領跌最快的區塊,量體大、商圈尚未成熟的區域,將是多殺多的首波重災區,像台南新市、善化一帶2024年下半年起已修正7%至8%,累計跌幅達1成以上。」

對自住客而言,是否能在重災區撿到便宜?李同榮直言:「有機會,但要慎選。」他表示:「中小型建商若大幅降價,背後可能伴隨資金風險,購屋者恐怕便宜撿到,也撿到刀子。」
